Executive release

Hellcat opens to the executive group on October 1. Seven areas go live at once, covering Healthcare, D&I, Services, Financials, and Clients, all behind one login, with the numbers updated every night. Two more releases follow, first for market leaders and then for the wider firm.

Dashboard Application

The application everything else sits inside. It replaces PowerBI as the place people go to look at Foundry's numbers, and nobody needs a PowerBI license to read a report.

  • Sign in with Microsoft. Only Foundry employees and authorized partners can get in, and what each person sees depends on the role they have been given.
  • Left navigation by section and page, with the current selection highlighted and a collapsed form on mobile.
  • A bar across the top of every page holding the filters for that area and the link to download the data behind it.
  • User management. Search the user list, add, edit, or remove users, with Super Admin and Market Leader roles at launch.
  • Take the data with you from any page: a CSV or Excel download, a link that keeps a spreadsheet up to date, or a connection for anyone still working in PowerBI.
  • Deep links work. A link to a specific page sends the user through login and then straight back to that page.

Healthcare: Overview

Operator, property, and occupancy data that used to require digging through Yardi, now in one filterable view with live data.

  • Portfolio stats at the top: managed properties, states, average occupancy, and total unit capacity.
  • Communities grouped three ways: by LP capital partner, by operator, and by state.
  • Occupancy by care level across assisted living, memory care, and independent living.
  • Sortable property table with LP partner, state, year built, date acquired, NOI, and occupancy, shown both visually and numerically.
  • Filters: period, property, majority owner, and state.

Healthcare: Per Resident Days

Revenue and expenses normalized to resident days, so one property or operator can be compared against another on equal terms.

  • Revenue PRD and expense PRD charts, grouped by owner, state, or property. Owner is the default grouping.
  • Benchmark table with occupancy, resident days, revenue, expenses, PRD income, PRD expenses, and variance against the portfolio average.
  • Portfolio average recalculates with the time period selected, so the comparison always matches the window on screen.
  • The filters carry over, so a view narrowed on the overview page stays narrowed here.

How the metrics are defined

Resident Days
Total residents multiplied by days in the month occupied.
Resident Capacity
Total bed capacity multiplied by days in the month.
Occupancy %
Resident days divided by resident capacity.
PRD Revenue
Total revenue divided by resident days.
PRD Expenses
Total expenses divided by resident days.
Portfolio Average
Average PRD revenue across the whole portfolio for the selected period.

D&I: Active Projects

Every project in Course of Construction, pulled from ProCore, with contingency burn and schedule status tracked in real time instead of summarized by hand.

  • Stats across the active book: active deals, hard cost contingency used, soft cost contingency used, and construction costs spent against budget.
  • All Projects table with percent complete, percent HCC used, development manager, scheduled completion, and estimated completion.
  • Detailed View toggle opens budget, used, and remaining for hard cost contingency, soft cost contingency, and construction costs.
  • Completion Tracking toggle shows delay days and a status of Ahead, On Schedule, or Delayed.
  • HCC and SCC percent used charts by project, for spotting the outliers quickly.
  • Project detail page with the project summary, total budget, contingency remaining, and schedule position.

Services: Overview

Property Management, Project Management, and Brokerage revenue brought together and updated nightly, so the whole service book can be read by client in one place.

  • Total revenue with the split across Property Management, Project Management, and Brokerage.
  • Revenue grouped by service, client, market, or property type, plus a monthly revenue trend split by service line.
  • Multi category client analysis: how many clients buy more than one service, and how much revenue concentrates in them.
  • Property Management page with fee composition, revenue by market, reimbursables called out separately, and a searchable property table with square footage.
  • Project Management page with revenue by service type, revenue by project lead, and a project table with status and location.
  • Brokerage page with revenue by transaction type, producing agents, and a deal table down to agent and counterparty.
  • Filters: time period, market, type, and service.

Financials: P&L

The Yardi P&L rebuilt as a statement you can filter, reshape, and drill into, including detail the Yardi interface does not expose.

  • Expand and collapse nested account levels, with subtotals held at each level whether the level is open or closed.
  • Show values as dollars or as a percent of gross revenue, with variances expressed in percentage points.
  • View by total, month, quarter, or year, with year to date expanding into a column per month.
  • Compare against budget and prior year in the same view.
  • Click any line item to see the journal entries behind it, including who created each entry and when. That detail is not available in the Yardi interface today.
  • Quick toggles for senior living reimbursements, promotes, budget, and prior year with a year selector.
  • Defaults to the latest closed month. If a custom range pulls in months that are not closed, a banner says so.
  • Filters: period, line of business, department, region, market, and sub market. Filters persist for the user and carry between the P&L and Transactions pages.

Client List

Every client in one searchable list, with their services and D&I revenue joined together. Built for looking a client up in the minute before a QBR.

  • Searchable, sortable client list showing type, market, service mix, services revenue, D&I revenue, and total revenue.
  • Client detail page with total revenue, services revenue, D&I revenue, and total square footage across engagements.
  • Revenue breakdown by type and year over year revenue growth by service line.
  • Revenue over time as this year against last year, with the growth percentage on its own axis.
  • Service properties and engagements table, nested by service type with square footage and revenue summed per group.
  • D&I engagements table for clients where Foundry holds the capital partner relationship.

Access and data

Three things sit behind every page: where the numbers come from, who can see them, and how to get them out again.

Where the data comes from

  • Yardi. Healthcare operating data and the ledger behind the P&L.
  • ProCore. Active D&I project detail.
  • CommercialEdge.
  • Dayforce. Arriving as an Excel export at the moment.
  • Excel. The client list and the unified service revenue file.

Access

  • People sign in with their Microsoft account. Foundry recognizes them by their work email address.
  • A person's role decides which pages they see. Super Admin and Market Leader are the two roles at launch.
  • Passwords and two factor stay with Microsoft, so there is nothing new to manage.
  • The test environment runs in Datably's Microsoft tenant. The live one runs in Foundry's, set up with Foundry's IT provider.

Getting the data out

  • Download the data behind the page you are on as a CSV or Excel file.
  • Take a link that feeds Google Sheets or Excel and refreshes itself.
  • Download a PowerBI connection file for anyone who wants to keep working there.

What comes next

Hellcat reaches the firm in three stages. Each one opens it to more people and adds what that group needs.

v1.1 Market leader release Date to be confirmed
  • Healthcare: P&L. The statement view applied to the healthcare portfolio.
  • Financials: Production by Broker. Brokerage production reported at the individual broker level.
  • Users: Permissions. Control over who sees which pages and which numbers, so the wider firm can be let in without exposing everything.
    • Three roles. Super Admin sets permissions for everyone, Corporate sees every page and every number but cannot change permissions, and Individual sees only what has been granted to them.
    • Page permissions decide which pages show up in a person's navigation.
    • Data permissions decide what each page gives back, narrowed further by filter groups, for example a leader who only sees their own markets.
    • Field masking hides a single figure, so someone can read a table without seeing NOI or fee amounts.
    • Nothing is visible unless it has been granted. An employee who has not been given access to a dataset gets an empty page rather than a partial one.
    • Starting setup: amounts masked on Clients and D&I, NOI masked on Healthcare, and Financials filtered by market leader.

  • Client list with redacted pages and data, so the wider group sees what is relevant to them and nothing more.

  • Ask the AI. The question box appears in the designs and is switched off for now.
  • Healthcare property map. Out of scope for v1.
  • Print and image exports on D&I Active Projects. Present in the prototype, not in v1.
  • Post construction and archived D&I projects. Only Course of Construction projects are shown today.
  • D&I department mapping in the P&L region filter. D&I is treated as one department this year while the underlying detail is worked out.
  • Filters that remember you between visits. Filters hold within the P&L and Transactions pages today. Carrying them in a link, and remembering them next time, is on the list.
